RENTAL LEASE

The mimum rental lease contract is for 1 year.

 

EXCHANGING ROOMS

This is the exception. The tenant needs to make a formal request to the agency. In case of acceptance, management fees of CHF 120.- incl.tax. will apply.

A tenant can receive a lodging for a person with reduced mobility however, if the agency needs it for a new tenant in need and that another equivalent lodging exists elsewhere, the agency can demand the change. The administrative fees in such a case are charged to the Cooperative.

 

COHABITATION

The rooms and studios are conceived and rented out for a single person. Violation of this rule is a reason for terminating the rental lease.

 

THE HAND OVER OF THE LODGING

At the start as well as at the end of the rental period the caretaker establishes an entry and an exit inspection of the lodging and of the corresponding common areas. For this purpose, the rooms have to be clean and tidy. The cost of cleaning and of any repairs are charged to the departing tenant.

 

ANTICIPATED TERMINATION

You can terminate your lease on another due date or out of the official notification of termination, however always respecting a previous notification of 30 days for the last of a month. This is an anticipated termination. The termination also has signed and to be notified to the agency in writing. In such a case you are responsible for paying the rent until the end of the duration agreed in your contract, unless you find an adequate successor (solvent, who fulfils the personal conditions requested) and who effectively takes over the contract.

 

REGULAR TERMINATION

You can terminate your rental lease on the due dates foreseen in the contract, respecting the notification of termination. This is a termination referred to as legal. The termination always has to be notified in writing (recorded delivery) to the agency. 

 

SUB-RENTAL

The duration of subrent is maximum 6 months.

You could send to the agency these documents :

- Contract of subrent that you could find on the website of EPFL, signed by both parties

- Copy of ID or passport of the subrenter

- Copy of admission at the EPFL of the subrenter

The main tenant remains responsible of the lease and of the payment of the rent.

Any unauthorised sub-rental may lead to a termination of the lease.
